The apartment block is constructed over a single level basement set into the existing granite rock profile adjacent to the Luas Green Line which is located approximately 7.5m below podium level on the eastern boundary of the site. Careful consideration was required of the construction method for forming the basement due to the presence of rock and the close proximity to the Luas line.
 

 
Extensive refurbishment was carried out to the protected Herbert Hill House and Gate Lodge, including strengthening of the floor and roof timber structure and repairs to the existing stone and brick internal and external walls.
