This project involved the redevelopment of 35,000 sq ft of office accommodation at the corner of Dawson St/Molesworth Street. This project required significant structural modifications due to the building being constructed in the 1970’s, and needed to be brought up to LEED Gold standard with an A3 BER rating.

 

Structural work included a new fully glazed 3,000sqft office at 5th floor penthouse level, removal of existing stairs, infilling of voids, and the construction of new stairs to create more usable floor plates. In addition, two new disabled access hoists were incorporated at ground floor level resulting in a significant remodeling of the slab support structure in these areas. Furthermore, the exterior was replaced with a modern façade, with glass fins and capped curtain walling systems.

 

DBFL worked closely with the rest of the design team on the remodeling of the building to achieve a structural solution that allowed for a much more efficient floor plate that could be modified within specified budget constraints. Due to the low existing floor-floor heights the ceiling void depth for services was restricted and new structural support beams had to be carefully positioned and detailed to allow for the even distribution of mechanical and electrical services.
