This three-phase development forms part of a major re-development of Dublin’s North East Inner City.


The entire €200m development at Talbot Street, James Joyce St and Railway St consists of 20,000 sqm of offices, 180 apartments and underground parking.


Double-basement underground car parking with significant de-watering with this basement constructed in water-bearing gravels.
This last phase is located between Railway Street and Sean Mac Dermott Street. Its 4,500sqm Basement is divided between car parking and storage. Ground floor is primarily retail with additional storage, workshops and a delivery depot all built around an internal landscaped court yard. Above this sits a 5-Storey headquarters office, a 6-storey commercial building and two 6-Storey apartment blocks.


The office buildings were constructed in reinforced concrete, generally using a 275mm thick flat slab on a 7.2m grid. Apartments are generally in precast slabs on load bearing block walls. Penthouses and balconies were built in steel.
