This €10 million project for Penney’s on Mary Street involved the complete refurbishment of the retail floors and stockroom areas of a listed building that was constructed in 1912. This included creating 4000sqm of new retail area at 1st floor level and significant structural modifications at basement and ground floor level. In order to open up the retail space and provide improved access to each floor, a central circulation area was created from basement to 1st floor incorporating three 14m spanning escalators and 3 fully glazed scenic lift shafts. This work involved removing a 13m x 13m section of floor slab at ground and 1st floor levels, construction of new lift and escalator pits at basement level by excavating below the water table into weak gravels, significant temporary works to support existing structure during construction works.
Mini piling was used for new foundation works and to increase the capacity of existing foundations where required. Pressure grouting of the gravels was used in order to facilitate excavations below the water table level. Other works included the installation of 2 new goods lifts, new staff and customer stairs, and the removal of old stairs and escalators, with significant intervention works at ground floor level.
The construction period was 9 months and the works were carried out on a phased basis as it was essential that the store could remain trading throughout and that there were no detrimental effects to the operations of Primark’s Head Office staff located in the building at 2nd and 3rd floor levels.
