Leeson Lane Office Development
DBFL Consulting Engineers is proud to have provided civil and structural engineering services for the new Leeson Lane Office Development, a flagship project for the Office of Public Works (OPW).
This transformative project combines the careful refurbishment of Spruce House, a historic former dispensary, with the construction of a new seven-storey office building over basement. The two buildings are seamlessly linked to create a flexible, multi-occupancy government headquarters.
Sustainability and heritage preservation were central to the design. The development is fully compliant with the European Energy Performance of Buildings Directive and achieves nearly Zero Energy Building (nZEB) standards. It incorporates advanced heat pump technology, a focus on renewable energy, and compliance with the OPW’s Green Procurement Policy, ensuring a highly efficient and future-focused workspace.
The project also brought significant engineering challenges. The tight city-centre site set-down space was at the absolute minimum and required just-in-time delivery of prefabricated components. The basement construction involved propped secant piled retaining walls and dewatering measures to protect adjacent heritage buildings. Structural solutions included slimfloor steel beams with wide slab floors and a reinforced concrete core to provide stability and efficient spans. Architectural challenges were also addressed, including the delivery of the striking sawtooth cantilevered staircases, which combine innovative detailing with structural performance.
Working in close collaboration with Duggan Brothers (Contractors) Limited, the OPW, and the wider design team, DBFL helped deliver a high-quality and energy-efficient workplace that both respects its historic setting and meets the needs of modern government.
