Marina Village, Cork Development

Works are progressing rapidly at Glenveagh Properties plc’s Marina Village, Cork development. This is the first phase of the larger redevelopment of the former Ford distribution site. This phase will deliver 337 residential apartments in the heart of the Cork Docklands, overlooking Páirc Uí Chaoimh and the Marina Public Park.

This phase of the development consists of four separate residential blocks ranging from 5-13 storeys over an insitu concrete transfer podium and common undercroft partial basement.
The superstructure blocks are constructed from precast concrete walls and precast hollowcore / lattice slab floors. These bear on a large common insitu concrete transfer slab located at podium level over the insitu concrete undercroft basement. The entire development is supported on a combination of CFA and bored displacement piles. The use of bored displacement piles significantly reduced the volume of spoil generated during the piling works.
Design challenges include contaminated ground conditions, proximity to and interfacing with existing culverts to the northwest of the site and interfacing with the future extension to the Monaghan Road to the south of the site. This extension results in the southern elevation of this phase being significantly buried. Extensive SUD’s features in the form of underground attenuation tanks are provided across the full development. The development is also designed to work within flooding constraints.
