Project Overview

This three-storey care facility in Leopardstown accommodates 150 no. bedrooms and ancillary resident and staff facilities, with a gross floor area of approximately 8,200 sqm. The facility includes internal courtyards and terrace areas, with external surface car parking and cycle parking spaces. The site contains 38no. surface car parking spaces, 2no. motorcycle spaces, 34no. surface cycle spaces, set down area and a service yard area.
A pedestrian/cycle greenway runs along the northern boundary and all associated site works, including removal of existing surface car parking, landscaping, surfacing and boundary treatments are designed to incorporate a variety of SUDs measures in line with the DLRCC development plan on a site area of 0.88ha.

DBFL provided civil, structural and transportation engineering services from design stage to completion.

The Challenges

Designing the aged care facility presented several design team challenges that had to be carefully considered and addressed at the beginning of the job. Accessibility and safety were a key concern during design and all elements were designed in a way to accommodate these requirements. The project site presented a complex landscape, bordered by an active shopping centre car park to the south, a proposed public greenway to the north, and intersected by a mix of active and obsolete services. Before construction began, our team conducted comprehensive desktop and on-site investigations to identify these constraints. This thorough analysis enabled us to reroute or remove existing services and maximize the available site area, ensuring an optimal layout within the defined boundaries.

Through proactive planning and close attention to detail, we successfully transformed these challenges into opportunities, creating a purpose-built, thoughtfully integrated space that enhances the quality of life for aged care residents.

 

The Sustainable Initiatives

The aged care facility has been designed with Sustainable Drainage Systems (SuDS) in mind from the beginning of the project. This integrates techniques like green roofs, permeable paving, and bioretention areas to improve water quality. These measures minimize environmental impact to align with DBFL’s sustainable design initiatives.
