The mixed-use development of 550 units at East Road in East Wall, Dublin comprises of 11 residential buildings over a ground floor carpark and retail/commercial area.
The accommodation blocks vary in height from 4 storeys to 15 storeys. With the exception of the tallest block, each block is constructed with precast walls and floors, and sits on a first-floor reinforced concrete podium transfer slab, supported by piled foundations. Balconies are constructed offsite. Due to location, all residential units are positioned at first floor level with retail, commercial and ancillary uses at ground floor level.
Design challenges included proximity to CIE rail tracks and neighbouring properties, along with contaminated ground conditions. To address the contamination found on site and associated costs of remediation, enabling works made use of soil stabilisation and crushed concrete on site to significantly reduce the volume of material that needed to be removed from site.
Accommodating the architectural precast façade on the 15-storey corner block required careful coordination of structure to satisfy the design intent.
A site-specific flood risk assessment (SSFRA) was undertaken to evaluate the flood risk to the subject site and determine if the development proposals are suitable in accordance with The Planning System and Flood Risk Guidelines.
Surface Water Drainage for the proposed development has been designed in accordance with the Greater Dublin Strategic Drainage Study GDSDS and Dublin City Councils requirements. The design implements a number of SUDs elements around the development, such as permeable paving, rain gardens, filter drains, green podium and green roof. The use of attenuation tanks and a flow control have also been included in the design to ensure surface water run-off is limited to Greenfield run-off rates.
