DBFL provided Structural Engineering design services on this project, which involved complete design of all building structures and preparation of construction documentation. DBFL also carried out inspections of the works as required under BC(A)R.

Project Overview

This residential development consists of 1,562 high quality one, two and three bedroom units in nine separate apartment blocks off Glenageary Road in Dun Laoghaire. The blocks range in height from 4 to 7 storeys and are each built over a basement carpark.
On the south of Glenageary Road is Neptune Block comprising 197 apartments, Leona Block with 159 apartments and Charlotte Block with 160 apartments, all built over a basement carpark in a both 6 and 7 storey development. On the north side of Glenageary Road is the Abbot Court and Greenbank House made up of 226 apartments in 4 and 5 storey blocks over a basement carpark and the Eustace Court with 92 apartments in 6 storey blocks over a basement The final blocks to be completed were Fairways Court, Halliday House and Cheevers Court comprising of 536 units.

Traditional loadbearing blockwork wall and precast floor and roof construction is used supported on a reinforced concrete transfer structure over the basement carparks. The central courtyard to all blocks is landscaped and a stand alone single storey gymnasium is provided on the central courtyard of the Neptune Block. There is a glazed gymnasium at the penthouse level of Leona Block.

The Challenges

The design of the reinforced concrete transfer slabs over the basement carparks in each block was a significant aspect of this project. DBFL designed the basement carparks column layouts and analysed the building structures and transfer slabs using Tekla Structures to ensure that the optimum design solution was realised in terms of both economy in the transfer structure and space in the basements.

There were numerous off-site construction methods employed on this project including both steel and precast concrete balconies as well as precast concrete floors.
