This large-scale phased residential development comprises 600 apartment units in 13 blocks across 2 phases, immediately adjacent to the N82 to the east, and Fortunestown Luas stop to the south of the site.
Citywest Phase 2 and 3 are part of Cairn Homes’ strategic housing development at Cooldown Commons.
Phase 2 comprised of 282 apartments across 6 blocks, each 6 storeys, with amenities such as a gym and a creche with an underground car-park housing 130 car spaces and bicycle parking.
The project utilised an efficient mix of DfMA (Design for Manufacture and Assembly) and in-situ construction techniques. The use of precast concrete columns and twin wall systems provide speed in the delivery and erection of vertical elements and the use of RC flat slabs allows flexibility in the internal fit-out and the passage of services.
Construction is a combination of precast columns and core walls, in-situ flat slabs and LGS infill walls. Approximately half of the buildings are supported off RC podium transfer slabs over basement car parking.
The project marries a unique combination of off-site components with contemporary on-site construction methods to create a fast and efficient build. This included the use of pre-built bathroom pods, arriving on site fully furnished and ready to be plumbed into the finished units, saving money and time with a pristine finish. Only a small amount of added insulation needed to be added around the pods as they fit perfectly into place into each apartment unit as required.
