Project Overview

DBFL provided full civil, structural and transportation design services for the project which now features views over the city and River Liffey from its roof-top terrace and workspaces.

From conception, this contemporary office development was designed to be environmentally aware and proudly minimises energy consumption and complies with the Near Zero Energy Building standard.

Located next to Smithfield Luas and Dublin Bikes, Haymarket boasts 7,765sqm of workspace over six storeys with retail and restaurant at ground level, 242sqm of open air terrace and parking facilities at basement level.

The structure is an in-situ reinforced concrete framed solution with in-situ concrete RC flat slabs from basement to ground floor and bonded post-tensioned concrete flat slabs from first floor to roof. The post tensioned slabs allow for column free internal superstructure floorplates.

The two-storey basement, immediately adjacent to the Luas Red Line, is achieved using a perimeter secant pile wall and combined type A and type B waterproofing systems.
A reduced volume of concrete was used in comparison to traditional concrete frame structures through the use of thinner post-tensioned floor plates resulting in a reduction in the buildings overall embodied carbon.
The distinctive external brick façade, containing deep tapered window reveals, was fabricated offsite using brick-faced precast façade panels.
Haymarket can facilitate EV parking spaces, eBike charging points, high-spec showers with low water usage systems and efficient lighting with a minimum A3 energy rating.

The Challenges

Specific challenges included construction of a two-storey basement directly adjacent the LUAS line; elimination of piled foundations through the use of an extensive raft slab foundation; the brick faced precast façade panels were installed via a ballast tower crane mounted on top of the central building core.

A reduced volume of concrete used in comparison to traditional concrete frame structures through the use of thinner post-tensioned floor plates resulting in a reduction in the buildings overall embodied carbon and open plan, column free floor plates.
