The Quarter at Citywest – Phase 2

The Quarter at Citywest – Phase 2 is a residential development by Cairn Homes PLC located immediately adjacent to Fortunestown Luas Stop and to the N82, very close to the intersection with the N7 in west Co. Dublin. The scheme which is currently nearing completion, comprises of 296 apartments spread across 6 No. 6-storey high blocks and 1 No. 4-storey block, with a spacious basement car-park, bicycle stores, ESB substations, residential amenity areas and creche.

DBFL as the civil and structural engineers, worked with Cairn and their supply chain to develop a highly efficient, quick to build structural scheme for each of the constituent 7 No. blocks and the basement. This involved the use of both precast concrete elements combined with in-situ, reinforced concrete flat slab construction methodologies. The structure to each block afforded subsequent flexibility in the fit-out and installation of mechanical and electrical services, and also facilitated the early-doors installation of bathroom Pods prior to façade construction works. The use of Revit in conjunction with the project architects Reddy A+U, as well as the mechanical and electrical engineers Ethos, informed controlled 3-D coordination to release detailed construction issue information well in advance of site lead-in. DBFL also enjoyed a wholesomely, productive relationship with Cairn’s specialist sub-contractor designers/detailers associated with such items as the varied array of structural steel balconies, façade sub-contractors and sedum roof/podium waterproofing specialists.

The overall site slopes considerably from back to front and therein it was an incumbent requirement to achieve a well-balanced, practical external works design in respect of drainage, roads and sitewide landscaping. Highly detailed designs were developed in a well phased manner in respect of such elements as retaining walls around access ramps and external bicycle store enclosures, to work around the main drainage infrastructure which had been installed at the outset of the overall works.

DBFL are delighted with the undeniable quality evident across each facet of this development such as the generously apportioned apartments which offer elevated views across Dublin to the north and east, as well as to North Wicklow and the Dublin mountains to the south, the fantastic workmanship to the predominantly brickwork facades and the rich diversity in the external, sitewide soft and hardscaping treatment.
