Two Grand Parade Case Study
Can an ageing structure be given a new life without starting again? At Two Grand Parade in Dublin, that was a central engineering challenge.
The existing 1960s structure had exceeded its original design life. As a Protected Structure, the building was carefully assessed, restored and strengthened, addressing years of structural deterioration while adapting it for modern commercial use. Working with Hines and the wider project team, DBFL helped retain the existing structure while integrating new services, lifts and structural openings, alongside a new six-storey office building.
The result demonstrates what adaptive re-use can achieve when structural assessment and design are considered early: retaining existing assets, reducing embodied carbon and extending the useful life of our built environment.
